<p>The festival takes place at the Bud Weiner Park on the corner of Via Arbolada and Via Marisol.  Between the hours of 10:30 am and 6:30 pm, you will be entertained by Jazz, Blues and Latin Jazz bands including the music of the <strong>BluesMen</strong>, <strong> <a href="http://www.citybeatband.com/" target="_blank"> City Beat</a></strong>, <strong> <a href="http://www.ronmccurdy.com/rcvje.htm" target="_blank"> Ron McCurdy Collective</a></strong> and headlining is the                            <strong> <a href="http://www.susiehansen.com/" target="_blank"> Susie Hansen Latin Band</a></strong>.</p>
<p>From what I hear Gourmet Food Trucks will be there to ensure all have a happy tummy.  However, I can not find a list of trucks scheduled to attend.  If anyone has that info, please post in the comments below.</p>
<p>And                            there will be food and other refreshments available                            as we have invited back <a href="http://www.hollysbbq.com/" target="_blank"> Holly&#8217;s Bar-B-Que</a> &#8211; his food is always a favorite                            of the crowd. Also returning will be<strong> </strong> Khani Melton  						who is a wonderful Masseuse.</p>

<p>You&#8217;ll need to  								get to the Arroyo Seco Parkway I-110 (also known  								as the <a title="Pasadena Freeway" href="http://www.pasadenaviews.com/day-110-pasadena-freeway/"><strong>Pasadena Freeway</strong></a>). Exit at Via Marisol  								(which is 4 exits north of the Golden State  								Freeway I-5). Turn onto Via Marisol and travel  								approximately 1.5 miles to the top of Via  								Marisol. On-street parking will be limited as  								you approach the festival. Park in any legal  								parking area and enjoy the day!</p>
<p>Or you can take the Long Beach Freeway                I-710 toward Pasadena. Exit at Valley. Turn left onto Valley. Drive                to Eastern and turn right. Take Eastern to Huntington Drive. Turn                left onto Huntington Drive. Take Huntington to Collis (next signal).                Turn right onto Collis. Take Collis to Via Mia turn left onto Collis.                At the top of the hill will be Via Marisol, turn right. The festival                is 2 blocks ahead in the park.</p>

			<content:encoded><![CDATA[<p>We have seen the rise in <strong><a title="Pasadena California homes market update" href="http://www.pasadenacarealestatehomes.com/pasadena-california-real-estate-market-report-for-april-2009">Pasadena&#8217;s real estate market </a></strong>, Monterey Hills real estate is still depressed.  Condo listings that are there are sitting and not selling. Price per square foot for Monterey Hills Condo sales dropped to mid $200s &#8211; about a 17% drop since 2008. Inventory of condos and townhomes is still non-existent given that there are close to 4,000 housing units on the hill.</p>

<p><a title="Monterey Hills condos for sale" href="http://www.pasadenacarealestatehomes.com/monterey-hills-condos-and-townhomes-for-sale"><strong>Monterey Hills condos</strong></a> have always been a great investment and are easy to rent due to its proximity to <strong>USC Medical Center</strong> and <strong>downtown LA</strong>. Smart home owners are holding on to their investments and waiting to sell since the property values lost about 10% in equity over the last six months. On average Monterey Hills condos were selling at about $300 per sq. ft. and have been fluctuating around $270 or so.</p>
<p>If you don&#8217;t have to sell, why should you when you can easily rent and wait for the real estate market to turn around! We are seeing multiple offers and lack of inventory all over Pasadena and South Pasadena and Monterey Hills is right behind these neighborhoods.</p>
<p>In March 2009, <strong>Monterey Hills</strong>had only 6 condos for sale and 1 townhome. Pretty amazing considering that there are over 1780 housing units on the hill.</p>
<p>You can still get a 2 bedroom, 2 bath condo for only $239,000 and be next to South Pasadena and Pasadena. 			<content:encoded><![CDATA[<p>The inventory for Monterey Hills condos and townhomes is becoming non-existent. Considering that there are close to 1,800 housing units on the hill, only 7 condos and 3 townhomes were available for sale in February. 2008 saw only 36 Monterey Hills condos and townhomes sold &#8211; about 3 a month. That number was significantly lower from just 3 years ago of 99 sales in 2005.</p>
<p>For property owners looking to rent their units Monterey Hills has always been a great investment. The proximity to USC and downtown LA makes these condos easy to rent. This could explain the decreased number of sales as owners are taking advantage of the easy rentals and holding on to their property until the market turns around.</p>

		<description><![CDATA[Housing report for Monterey Hills - November 2008 through January 2009]]></description>
			<content:encoded><![CDATA[<p>Two new condos came up on the market and two condos closed escrow. Only one townhome is available for sale on the hill. Monterey Hills condo and townhome inventory is almost non-existent in January.</p>
<p>Considering there are 21 condo complexes with close to 1,800 condo and townhome units, the supply of condos isn&#8217;t quite there. The demand is not quite there as well with price per square foot falling to $277.</p>
<p>It&#8217;ll be interesting to track the developments on the hill over the next few months. In the meantime, here&#8217;re Monterey Hills statistics for the last three months:</p>

			<content:encoded><![CDATA[<p>As most of my loyal readers know, I love <em><strong>Monterey Hills</strong></em>. I used to live in <em>Monterey Hills</em>. My parents still live in Monterey Hills. And, what most of you do not know is that I started my real estate career, sort of, in <strong><em>Monterey Hills</em></strong>. I used to show the <em><strong>Monterey Hills condo</strong></em> models when Huntington Terrace and Hudson Terrace was first built back in the early 80s. I was, yes, a hostess. <img src='http://www.montereyhillscarealestate.com/wp-includes/images/smilies/icon_smile.gif' alt=':-)' class='wp-smiley' /> </p>

<h2>So when you are ready to buy your first condo in Monterey Hills what should you look for?</h2>
<ol>
<li><strong>Amenities</strong>: each <strong><em>Monterey Hills condo</em></strong> complex has different amenities and its own history. Almost all have pools and spa, but some Monterey Hills condo complexes have a recreation room, steam room, sauna, gym and paddle tennis courts.</li>
<li><strong>Floor plan</strong>: In my experience, Monterey Hills has mostly 2 bedroom condos. Of course, there are 1 bedrooms and 2 plus den (which by the way some sellers try to convert and claim as 3 bedrooms &#8211; make sure to check the tax records) Mostly 2 bedroom floor plans come in two types: bedrooms on either side of the living room or together, on one side. Whats important to you? Do you have a small baby that youd want in a bedroom next to you? Or would you like more privacy and have the 2nd bedroom a bit away from you?</li>
<li><strong>Floor Location of the condo</strong>: what is your preference? Do you like to be on the 1st, 2nd or 3rd floor? Pricing wise, 3rd floor condos are a bit more expensive since you do not have anyone living above you. 2nd floor condos are least expensive since you have someone living above and below you. 1st floor condos can be as expensive as 3rd floor is they have large patios. Some of the Monterey Hills complexes have 1st floor condos with huge patios.</li>
<li><strong>Location of the condo within the complex</strong>: corner units are a bit more in demand. They usually have only one side neighbor, extra windows and better views.</li>
<li><strong>Architecture:</strong> some of the older Monterey Hills complexes have more traditional floor plans &#8211; clean lines and angles, four wall rooms, etc. The newer ones have more angles in the rooms &#8211; a bit more challenging to decorate, but very lovely nonetheless.</li>
<li><strong>Rules and Regulations: </strong>What are the quiet hours? Are pets allowed? Can you barbecue on your patio? Whats important to you? Review the Rules and Regulations carefully before buying your <strong><em>Monterey Hills condo</em></strong>.</li>
<li><strong>History of the complex</strong>: some of the Monterey Hills condo complexes have been modified and rebuilt over the years. Some have better reputations and are just more in demand.</li>
<li><strong>HOA Dues</strong>: HOA stands for Home Owners Association Dues. Each complex has their own dues. Most are based on the amenities and services provided like Post Security. For the most part, HOA dues are based on square footage of your unit.</li>
<li><strong>Management of the complex</strong>: as you walk around each Monterey Hills complex, you will have a pretty good feel about how this condo complex is managed. Does it look like it has some deferred maintenance? Is the landscaping taken care of? Is pool patio furniture clean and in good shape? Is the gym equipment up to date and the gym looks clean over all?</li>
<li><strong>Financial Health of the complex</strong>: Always ask to see the financial statements of the complex. Do they have a lot of money in reserves? Is the Association anticipating any special assessments? What are the HOA dues being spent on? Is there a trend of specific repairs that might affect your HOA dues in the future.</li>
</ol>
